Trailside Metro District, in partnership with its landscape maintenance contractor, Environmental Designs, Inc. (EDI), is committed to maintaining healthy, attractive, and sustainable common area landscapes while responsibly managing one of the community's most valuable resources—water.

The District and EDI work collaboratively to balance landscape aesthetics, water conservation, fiscal responsibility, and long-term environmental stewardship. Rather than managing the landscape solely for short-term appearance, maintenance decisions are made to promote resilient turf, healthy trees and shrubs, efficient irrigation practices, and sustainable landscape management that will benefit the community for years to come.

Our Approach

Trailside Metro District and Environmental Designs, Inc. continually evaluate and adjust irrigation programming based on current weather conditions, soil moisture, plant health, and overall landscape performance. Irrigation schedules and run times are intentionally flexible and are adjusted throughout the growing season rather than operating on a fixed schedule. This allows the irrigation system to respond to changing environmental conditions while minimizing unnecessary water use.

In addition to irrigation adjustments, the District and EDI routinely evaluate opportunities to improve overall landscape performance through preventative maintenance, system repairs, water-efficient technologies, and ongoing operational improvements.

Sustainable Weed Management

Effective weed control is an important component of maintaining healthy community landscapes, but it must be balanced with the long-term health and establishment of desirable turf and plant material.

Trailside Metro District and Environmental Designs utilize an Integrated Pest Management (IPM) approach that combines routine monitoring, cultural practices, mechanical control, and targeted herbicide applications when appropriate. Rather than treating weeds solely based on appearance, treatments are strategically timed to maximize effectiveness while minimizing stress on developing turf and desirable landscape plants.

In many situations, allowing turf to establish a stronger root system before applying certain herbicides results in healthier, more resilient landscapes over the long term. Weather conditions, irrigation practices, turf maturity, and weed growth cycles are all considered when determining the appropriate timing for weed control activities.

This measured approach helps reduce unnecessary chemical applications while encouraging stronger turf development and more sustainable long-term weed management.

What Residents May Notice

As part of routine landscape operations, residents may observe:

  • Irrigation zones operating outside of normal watering times while repairs, testing, or system adjustments are being performed.
  • Temporary dry or wet areas as irrigation is balanced and optimized.
  • Landscape crews inspecting irrigation equipment, repairing components, and evaluating system performance.
  • Weed control treatments occurring at different times throughout the community based on plant growth, weather conditions, and treatment effectiveness.
  • Ongoing improvements that enhance water efficiency, landscape health, and long-term sustainability.

These activities are part of a proactive maintenance program designed to improve overall landscape performance while reducing future maintenance costs and conserving water resources.

Working Together

Residents play an important role in maintaining the health of the community landscape. If you observe a broken sprinkler, significant pooling water, or unusually dry areas that persist over time, please report the concern to District Management so it can be investigated.
